NEWPORT BEACH, CA—Twenty Four Seven Hotels completed $11 million in renovations across its managed portfolio, culminating with the recent opening of the new “Refreshing Business” lobby and bistro concept at the 145-room Courtyard by Marriott West Boise/Meridian, ID.
The renovations ranged from franchise-mandated PIPs to voluntary property upgrades to modernize, improve guest experience or capitalize on ROI opportunities with improved energy efficiency, particularly at desert-area hotels. In addition to improving the look or efficiency at each hotel there attention was paid to improving life safety LEED opportunities in the sourcing of materials, and compliance with changes in government regulations such as ADA-compliant pool Lifts.
Highlights of other Marriott-brand renovations included a major gatehouse and guestroom refurbishment at the Residence Inn by Marriott Phoenix where, according to Bill Swank, Twenty Four Seven’s head of design and construction, “Special attention was given to enhancing the outdoor pool experience with the addition of fire pit features, which have proven to be very popular with our guests in desert resort markets.
“A complete public area and guestroom overhaul was likewise completed at the Springhill Suites Boise, where the brand’s focus on the positive side of travel was embraced by increasing the exercise room by 200% and significantly expanding and upgrading the Life Fitness cardio and weightlifting equipment,” stated Swank.
According to Swank, when it came to installing a second ADA lift for spas at its select-service hotels, Twenty Four Seven Hotels made the decision to remove the spas in all cases where the area could be repurposed to enhance the guest experience, such as in the case of the Springhill Suites where it provided the space for expanding the fitness room.
Not all the heavy work during the 12-months of construction activity was confined to just the Marriott branded hotels. Twenty Four Seven Hotels also operates the Four Points by Sheraton in Tempe, AZ, where it completed the full replacement of 45-year-old windows and sliding glass doors throughout the property. Swank noted, “We were able to source high-quality glass manufactured less than four miles from the hotel, enabling us to not only reduce our carbon footprint but to keep business local and save on the long-distance shipping.
“It is no small task for a company of any size to have such sizeable scopes of work in process at eight hotels at the same time, and at the end of the day be able to say all projects came in on budget, on schedule and were successfully staged in a way that minimized the impact to guests,” added Swank.
The renovated hotels included the Courtyard by Marriott W. Boise/Meridian and SpringHill Suites by Marriott,Boise in Idaho; Residence Inn by Marriott Phoenix and Four Points by Sheraton Tempe in Arizona; Hampton Inn & Suites and the TownePlace Suites, both located next to Ontario Mills Fashion District and the Holiday Inn, La Mesa and Holiday Inn Express Otay Mesa in San Diego County in California.
