Three Transactions to Know

NATIONAL REPORT—Hotel Business is tracking transactions. Real Hospitality Group and Aspect Investment Partners Ltd.; HFF; and HREC Investment Advisors have all arranged deals. Here are the details:

Real Hospitality Group and Aspect Investment Partners Ltd. Close on Four-Hotel Portfolio
Real Hospitality Group (RHG) and Aspect Investment Partners have acquired four hotels for their growing portfolio. This purchase represents the expanding of their hotel ownership and management to three new markets, including Nashville, TN; Phoenix; and Denver. The four hotels include the Hilton Garden Inn and the Hampton Inn in Nashville Smyrna Tennessee; the Hyatt Place Phoenix North; and the Aloft Broomfield Denver. The portfolio consists of 461 rooms and will be managed by RHG. With the acquisition of this portfolio, Real Hospitality Group increases its portfolio of owned and managed assets to 105 hotels in 16 states.

HFF Arranges Sales, Financing and Equity Placement for Tampa Hotel
HFF has arranged the sale, acquisition financing and joint venture equity placement for the Holiday Inn Express & Suites Tampa-USF-Busch Gardens, a 123-room select-service hotel in Tampa, FL. The HFF team marketed the property on behalf of the seller, Waramaug Hospitality. TCOR Hotel Partners (TCOR) purchased the asset free and clear of existing debt. Additionally, the HFF team worked on behalf of the new owner to arrange a joint venture equity partnership with TriGate Capital LLC, in addition to a five-year, fixed-rate acquisition loan with a local bank. HFF brokered the sale of this hotel to the seller in 2015.

HREC Arranges Sales of DoubleTree by Hilton Hotel Columbia in Columbia, MD
HREC has arranged the sale of the 152-room DoubleTree by Hilton Hotel Columbia in Columbia, MD. LTD Hospitality Group and Sefira Capital bought the property for an undisclosed price. HREC represented the seller, RLJ Lodging Trust, during the transaction.
