Case Study: Marriott Waterside Norfolk
CONCEPT: The Procaccianti Group purchased the 405-room hotel, which is connected to the convention center in Norfolk, VA, in 2003 and has since set out to transform the 2,700 square-foot lobby into a more transitional, contemporary space. “It was very traditional to start with. Marriott wanted it to be more up to date,” said John Wormley, vp of design, TPG Design, a division within The Procaccianti Group. The lobby was redone as part of the first phase of an extensive product improvement program and the second phase included the ballroom and meeting spaces. There are three meeting rooms in total, two of which— the Norfolk and the Marriott— have been completely redone and work on the third is still underway. “It was a complete facelift,” according to general manager Terry Hitt.

US Grant Hotel Redefines Historic Luxury
Originally opened in 1910, The US Grant Hotel in San Diego, CA was purchased by the Sycuan Band of the Kumeyaay Nation for $45 million in December 2003. The Native American tribe expressed a desire to restore the property to its position as a world-class hotel and in late 2005, the Sycuan finalized an agreement for Starwood Hotels & Resorts to assume management of the property under its Luxury Collection brand.

When Bethesda, MD-based RLJ Development bought the 216-room Embassy Suites Cleveland-Beachwood the property was in need of a thorough update. “It was a typical Embassy Suites that had gotten very tired,” said Julius Van Heek, vice president of Chicago-based Gettys Group, which handled the renovation of the hotel’s guestrooms and public areas.

A lack of luxury hotels within Seattle provided a huge opportunity for the owners and developers of the 120-room Hotel 1000, which entered the planning stages more than two years before its opening in late June of this year. But instead of simply capturing the high-end Seattle lodging market through the generic creation of a run-of-the-mill luxury property, the Hotel 1000 development team set out to create a hotel that would be fit for the global luxury market and that would push the envelope on service and amenities.

The Crowne Plaza Atlanta-Marietta owners, St. Louis, MO-based The Roberts Hotels Group (RHG), invested $5 million to create the metro Atlanta area’s first 100% African-American-owned, full-service upscale hotel. The design was done internally by RHG for the InterContinental Hotels Group brand.
