ABERDEEN, SD—My Place Hotels of America, LLC, next month will break ground for a flagship hotel here.
The property, slated to be completed by year's end, will be located at Sixth Ave. and Harvard St. adjacent the Super 8 East.
"Our group has owned the real estate for many years, although it has informally been for sale for most of that time. Developing something on that property has always been in the back of our minds. It’s exciting to finally see that anticipation become a reality," stated Ryan Rivett, president/COO of My Place Hotels of America, LLC.
"The overall development plan could be defined as mixed use. We will be building the hotel in approximately the center of the site with two individual commercial pads available for sale on the Sixth Ave. frontage and about an acre-and-a-half of undefined commercial ground on the North end of the property. To date we’ve had a few serious conversations with parties interested in the retail frontage for individual restaurants, and convenience/fuel stations, among other potential uses; however, at the moment the property is still available," added Rivett
The My Place Hotel will be a three-story building with approximately 7,200 sq. ft. of storefront retail space on either side of the lobby, and two upper levels with 46 guestrooms. "This Aberdeen project is exciting for us at My Place as it represents an opportunity for us to roll out our hotel-over-retail prototype concept, which we’ve been working on for quite some time," Terry Kline, EVP/Franchise Development, noted. "As the volume of franchisee interest continues to increase, it is tremendously important for us to have a property here in Aberdeen where we’re based. It is truly paramount to be able to bring these potential franchisees into town, not only to meet with us and the My Place corporate staff, but also to experience the product and get a better understanding of what My Place truly is from a foundational perspective"
My Place affiliates, Legacy Builders and Legacy Design Group will be the project general contractor, construction manager and project civil engineer. The project architect is Salt Lake City, UT-based Richardson Design Partnership.
