Associate, Acquisitions and Development, Hotel Group (Glastonbury, Connecticut): Support the SVP, Acquisitions & Development in evaluating hospitality asset purchases, portfolio acquisition and development opportunities.
Assist in the analysis, financing, and closing of hotel transactions.
Deal underwriting and review
- Interact with brokers and management companies to underwrite and review acquisition opportunities.
- Evaluate investment opportunities for hospitality assets.
- Prepare and present deal summary package for SVP.
- Review preliminary underwriting findings with SVP as part of screening process.
- Track and keep library of active deals.
Financial Analysis
- Conduct financial feasibility analysis of hospitality properties, portfolios, and ground-up developments.
- Provide supply and demand models and financial/cash flow models of identified hospitality assets utilizing Argus and Excel software.
Investment Memoranda
- Prepare draft investment memoranda for review of SVP in preparation for presentation to the investment committee.
- Prepare deal summary packages for external clients.
Due Diligence, Financing and Closing
- Participate in site inspections and in due diligence work including competitive analysis, review of operations and capital plan.
- Participate in due diligence efforts for identified potential acquisitions including organization of incoming third party reports.
- Assist in negotiating major transaction terms and legal documentation with seller with assistance from outside legal counsel.
- Assist in loan closing process, including interaction with lender on underwriting of loan.
- Participate in transaction and closing process, including accounting work related to transaction.
Other Duties
Assist SVP, Asset Management as required on special projects and assignments. Will perform duties focused on leadership, strategic thinking, communication and technical ability.
Minimum requirements are: Master’s degree in Real Estate Management, Hotel Management, or Hospitality Management, plus two years of experience either in the job offered or as an Analyst, Business Manager/Marketing Manager or related position. Will accept Bachelor’s degree plus 5 years of experience to substitute for a Master’s degree. Special requirements: Knowledge of or experience in the hospitality real estate industry, or experience in directly related field. Prior real estate feasibility, transaction and development experience. Demonstrated knowledge of financial modeling and analysis using Excel software, knowledge of ARGUS. Knowledge of the lodging and real estate industries.
